曾经有些客人问过我 “我的房客买保险了，我为什么还要买？”或是一些租客问我：“我买保险为了保护什么？这个房子也不是我的。”其实直接从保险的价格看，就知道两个保险的本质的区别。假如是一个独立屋，房客保险一般在$120-$260左右一年，房东保险，或是出租屋保险要在$900 以上，这要取决于很多因素。我这里想说的是：价格差距那么大，保的东西也一定不一样。保险公司承担的风险越高，保费就越高。那么房客和房东保险的区别在哪里呢？
房东的租房保险（Rented Dwelling Insurance）
房东的租房保险和我们自住房的保险很相似，只不过房子的用途是用来出租，而不是自住。包括以下的条款
- 房子本身（Dwelling Building）
- 分离建筑保险 (Detached Private Structure )
该保险适用于与房子分离的建筑，如分离车库。该保险不包括任何商业或农业途的用户建筑
- 物品 (Content)
出租屋中的房东物品，如房东的家具，电器。损伤是由被保范围的危险所造的。
- 责任险 (Liability)
- 您所拥有的，使用的,给他人所造成的无意身体或物质伤害。比如风暴刮跑你家的屋顶，然后砸毁了邻居的窗户。或比如，有人在你家门口滑到了因为没有及时铲雪。
- 当保险公司给你打官司时，任何法律费用都有保险公司来承担，您无需找律师，只要配合就行。
房客保险
- 租客的个人财产 （personal Content）
- 租客的个人责任险 ( Liability)
- 比如租客邀请客人来他租的房子做客。客人不小心摔倒骨折了，租客的责任险会赔偿客人的医疗费用
- 额外居住费用 (Additional Living Expense)
- 假如租客住的房子因所保的灾害不能居住了，租客保险会提供租客临时住所的费用和额外生活费
以上可以看出房客与房东保险的区别。据保险公司的理赔员透露，很多情况下，房客会把地下室当成储物间，存储很多物品。一旦地下室遭到水灾, 如果他们没有租客保险的话, 房客就会像房东要索赔，。
如果租客不小心毁坏房子，理赔是要走房东保险的，然后再慢慢调查。最后房东的保险公司会决定是否向租客要赔偿。所以最理想的状态是房客保险和房东保险在同一家保险公司买。这样，自家保险的理赔，就方便多了。
如果租客故意毁坏房子，大多数保险公司是不保的。要知道出租房子本来就是有一定大的风险。如果想避免或减小租客毁坏发生，防微杜渐，要从根源开始。
