观察社区好坏的十大方法
买房的秘诀?地段、地段、地段。 房子本身会不断的变旧、贬值,但土地是稀缺资源,会不断升值。所以,所谓房地产涨价,最终还是要看地价。而地价升值快慢,并不是屋主自己能决定的,而是往往决定于地段,也就是周围社区的好坏。正因为如此,我们在买房前,一定要先了解房子所在的社区。
最理想的情况,当然是你有朋友住在那里,可以给你仔细深入讲述各方面的情况。可惜,大多数情况下,我们只能靠自己做功课,从以下10个方面来认识某个社区。1. 通过公共信息了解社区的基本情况 现在只要肯google, 基本上什么都能找出来。用心上网搜一下,一定可以找到关于这个社区的人口结构、教育水平、家庭收入、犯罪率、学区等等的资料。咨询中介,往往也是个好办法,但要注意的是中介是为卖家服务的,也许会夸大优点,遗漏缺点。 在公共信息中,容易被忽略的是自住率: 一般来讲,出租房特别多的社区,不是好社区。
2. 向中介索取附近房屋价格的历史变化情况 房价上升得快是好迹象,但更重要的是房价的抗跌能力。一般来讲,在兴旺的时候,好区和坏区的房子都会上涨。但在世道不景气的时候,坏区的房子会跌得很快,好区的房子则比较抗跌。3. 看房的时候争取和邻居聊天打听 开放日看房的时候,注意寻找机会看看邻居有没有在割草、散步等,可以主动打个招呼,争取聊一会天。不妨直接说明自己想买这一带的房子,听听他们的看法。
4. 观察小区的人气和凝聚力 注意看看小区里大家有没有很多户外活动。一般来说,小孩在街边玩耍,老人在慢悠悠散步,年轻女孩在慢跑等,都是小区治安良好,居民住得安心的标志。另外,如果能看出社区组织得比较好,例如邻里守望互助、义卖等活动比较多,社区凝聚力就比较强,治安就好。
5. 观察附近房屋维护状态 在天气不错的时候,看看邻居是不是在维护房子、打理花园等等。一般来说,如果屋主精选照料屋顶,油漆,雨槽等,并且把花园打理得很漂亮的话,就说明屋主对社区有信心,对作为社区一员感到自豪。6. 附近咖啡店生意兴旺 这倒不是因为你爱喝咖啡,而是因为咖啡店的兴旺往往代表了附近社区的消费能力和友好水平。另外,咖啡店在选择营业地址前往往做过专业调查。如果店主对社区有信心,你也可以更安心。
7. 交通状况 一方面你需要看一下附近是不是拥堵、是否好停车,到你常去的地方是否方便等。另一方面,也要注意公共交通的情况。一般来讲,如果走路10分钟以内有比较方便的公共交通的话,可以增加房子的价值。但是,如果公共交通、特别是车站就在房屋边上,那就是减分因素。8. 观察周末和晚上的情况 平时相对于周末,白天相对于晚上,一个小区的交通、安静程度、气氛等情况有可能会很不相同。有条件的情况下,要选择不同的时间段,多观察几次。
9. 附近教堂多 你可能不信教,也不需要去教堂。但是,教区凝聚力往往代表了附近社区的凝聚力、友好度和稳定度。
10. 了解附近的政府规划 上网或者打电话到市政厅索取规划情况,了解这区未来的发展计划,明白政府规划可能对这一区未来的影响。
经过以上这10个方面的功课,你应该对社区的状况有了相当的了解。最后,你还需要对照一下自己的实际需求、喜好,听听家里其他成员的感受,来决定社区环境是否符合全家的具体要求。说到底,社区的好坏没有绝对标准,最适合你的,才是最好的。
