年轻人购房新趋势﹐是以父母房产作抵押贷款﹐避开大银行房贷压力测试﹐实现住房梦想。但有房贷经纪提醒﹐此类贷款模式利率相对较高﹐申请人一旦违约断供﹐父母房产面临被没收的风险。
自从加拿大各大金融机构收紧房贷﹐实施更严厉的房贷压力测试后﹐许多年轻购房一族因收入低而无法通过压力测试门槛﹐纷纷转向中﹑小型的金融机构。
资深贷款经纪说﹕「现在一些中﹑小型金融贷款机构推出﹑依托父母房产作抵押的房贷模式﹐受到越来越多年轻购房者欢迎。
「这种房贷模式是﹕如房贷申请人的父母年龄介乎55岁到85岁之间﹐在加拿大境内拥有独立房产﹐那么申请人可以父母房产作抵押﹐获得金融机构的贷款﹐金融机构在审核申请人的还贷能力时不要求提供收入证明。」
该贷款经纪还指出﹐「这种以父母房产作抵押的贷款模式有两个条件﹕一是父母的物业必须是贷款全部还清﹔二是贷款申请人必须是当地居民﹐国际留学生身份不适用。 」
另外﹐贷款额度与申请人父母的年龄、房产价值挂钩﹐父母年龄越高﹐获得贷款的额度越大﹐最高可获房产总价的55%。
她还指出﹐「这种依靠父母房产申请贷款的模式在西人社区非常流行﹐华裔社区也越来越受欢迎」。
她说﹐现在加拿大的房价居高不下﹐单靠年轻人自己的收入根本无力购买﹐而许多退休老人居住的物业已大幅升值﹐故推断未来这种贷款形式将成为一种趋势。
不过﹐她亦提醒房贷申请人﹐依靠父母房产作抵押贷款时﹐必须认真评估自己的还贷能力。因为开展类贷款的金融机构给出的借贷利率一般较高﹐像5年期浮动利率达6.5%到6.6%﹐申请人一旦无力按期偿还贷款﹐父母房产将面临被没收的风险。
虽然放贷公司不看申请人的收入证明﹐但是也要审核申请人及其父母是否有投资、储蓄等资产﹐对申请人的还贷能力进行全面衡量。
加拿大皇家银行(RBC)一名华裔贷款专家则表示﹐知道这种贷款模式的存在﹐但拒绝置评﹐但强调五大银行未有提供类似的借贷服务。
