Adjustment Date: 付款结算日期。 这个日期是买卖双方用来结算除了购买价格以外的物业费用的日期，最常见的是双方按照天数分摊每年支付一次的地税，此外还有市政服务费，公寓管理费等等。在大多数情况下, 卖方支付当年从一月一日到结算日期的所有相关费用，买方支付结算日之后到年底的相关费用。公寓管理费为月费，也是按照天数计算。

Amortization Period: 贷款摊销期限。这是指全部还清贷款所需要的时间，包括偿还本金和所有的利息。摊销期越长，每月的贷款支付总额越小;但是本金清还越慢，总利息支出越大。

Assignment of Rents: 房租转让。有时银行要求借方将征收房租的权利转让给贷方(银行)，在借方无力偿还贷款时，贷方有权向租客直接收取房租。

Certificate of Pending Litigation: 又称为CPL;即未决诉讼证书。当有关不动产的诉讼发生时，起诉方可以在地产局注册CPL冻结所有的转让或按揭手续。有时候人们将CPL的定义跟Lien也就是留置权所混淆。

Lien: 称为留置权或抵押权。这一概念比较常见。当业主成为债务人并且没有履行偿还债务的义务，则债权人有权依照法律规定留置不动产。有时人们将产权上所注册的跟债务和冻结交易有关的所有文件，统称为Lien。这是不准确的，但是在日常生活中，人们经常这样使用。

Completion date: 交易日。这是地产产权过户的日期，有时也称为closing date。在这一天，买卖双方一手交钱一手交货，即付款和地产过户都在这一天发生。律师和公证人的责任之一就是确保付款和过户，保障双方的利益。

Deposit: 押金。押金是在双方解除合同条件，合同正式生效的同时支付的。

Easement: 地役权。在房产证上这个概念时有出现，是指土地使用人在他人拥有的土地上可以享有的一些利益。例如：在两块相邻的物业上，甲可以允许乙使用甲所拥有的土地上的某一部分作为停车位或通行的道路。再例如，甲可以要求乙不要在其物业上搭建高楼，以保证甲可以观赏到远处的风景。通常做出“让步”或“牺牲”的一方理应得到对方的经济补偿。双方也可以通过谈判达成协议，业主可以支付一定的经济补偿，收回地役权。有时地役权不是邻里之间享用，而是市政或公共服务部门，如水电，电信，电视，或排水等系统，需要使用地上或地下的一部分的物业。在大多数这样的情况下，公共部门或市政会向业主索取地役权。通常遇到这样的情况业主是有权要求经济补偿的。建议读者遇到类似的法律问题时，咨询专业人士以保证自己的合法权益。

Foreclosure Action: 法拍程序。当业主无力偿还贷款时，银行可以提起诉讼卖屋还债。俗称法拍。

Joint Tenants: 联合产权。联名拥有物业分为Joint Tenants和Tenants in common两种方式。Joint Tenants又称为联权，即联合产权。联合产权经常被家庭成员联名拥有物业时采用。如果一名联合产权的业主去世，则其他联名业主自动拥有过世的业主所有用的部分产权，不受遗嘱和遗产法的影响。

Legal Description: 法律描述。每一个物业都有其唯一特定的法律描述代码。该代码跟我们平时的街道地址和邮政地址不同，而是地产局在册记录的该物业的序号以及一系列地段分割的代码。

Power of Attorney: 委托书。委托书是一个有效的法律文件。委托书的权限可以无限，也可以十分局限;可以限期，也可以无限期。建议读者签署委托书时咨询专业人士，保护自己的权益，避免委托权限过为宽泛。委托人可以委托受托人签署所有的贷款和过户文件。使用委托书进行地产交易时请跟您的贷款银行提前确认，因为有些银行对受托人签署文件有特殊的要求。有的银行则要求必须本人签字，不接受受托人签字。

Right of Way: 这里的right of way是指暂时进入某私人物业的权利，跟驾车时的路权有所不同。一些公众服务项目例如水电煤气、电话等等，需要相关人员进入私人物业进行维修或安装。比较常见的是电话、水电或有线电视公司在施工时暂时占用私人物业的权利。

Standard Mortgage Terms: 标准贷款条款。标准贷款条款界定了借方和贷方的权利和义务，是一个标准的法律贷款文件。

State of Title certificate：又称为STC，即我们所说的产权证。STC由地产局提供，该文件的内容反映了当前业主的产权以及物权的当前状况。

Statement of Adjustments: 一般买卖双方的律师或公证人都会提供给客户一份结算清单，注明买方的应付款项和卖方的应收款项。

Survey Certificate: 土地测量图。由卑诗省注册的土地测量员绘制并签署。土地测量图精确地标明了土地的界限以及建筑物的轮廓和位置。

Tenants in Common: 是共同产权的另外一种方式(第一种方式为Joint Tenants，见上)。跟联合产权不同，这种联名方式的产权互不干涉。也就是说，如果其中一位业主过世，另一位业主不能自动继承过世业主的产权。过世业主的产权按遗产处理。每个业主都可以独立出售其拥有的部分产权。当共同拥有物业的业主不属于家庭成员时，多采用这种方式。比如生意伙伴常以这种方式共同拥有物业。

Title Insurance: 产权保险。产权保险的概念比较复杂，不同于通常人们所说的火险和地震险等等。我们将在下一期的内容当中进行更详细的介绍。产权保险的概念在银行按揭的手续当中比较常见。
