总有人说独立屋是居住的“终极梦想”，但不可否认的是放眼全球，住公寓的人数远远多于住独立屋的人数，在一些地狭人稠寸土寸金的地方，独立屋更是堪称天价，有时奋斗一辈子都不能企及。
尽管温哥华、多伦多这些城市的房价没有香港、深圳那么夸张，但一套独立屋动辄200、300万的价格，还是会劝退不少华人移民。那么，住公寓有何不可？
问题来了：加拿大的公寓，和中国的公寓有什么区别？新移民会脱口而出：加拿大的公寓一般是单独一栋或者零星几栋，不像中国的公寓是小区概念，动辄几十栋。除此以外还有区别？没错，至少还有十大区别，来科普一下很有必要~区别一：产权年限
非常直接的区别，国内一般是70年使用权限，土地不是自己的；加拿大的公寓尽管不存在土地，但住宅单位属于私人所有，没有时间限制。区别二：计价方式中国的公寓销售价格是按照每平方米多少人民币，而且会有建筑面积和使用面积这个说法，付建筑面积的钱，但实际的面积不会有这么大。
在加拿大，则是看尺价，1000平方英尺等于92平方米。比如温哥华市中心的新公寓尺价在1800左右，相当于1000平方尺的价格是180万加币，相当于92平米的公寓卖900多万人民币。区别三：配套设施丰富程度
中国的公寓小区，除非是很豪华的精品小区，才会有丰富的配套设施，比如娱乐室、乒乓球室等等，老的小区几乎都没有任何配套设施，想要休闲体验只能去附近的公园操场或者会所。
加拿大的公寓，无论新老，几乎都有配备自己的公共设施，部分公寓还有游泳池温泉池、户外烧烤区域等等。健身房瑜伽馆也是标配，住户可以免费享用，足不出户的生活更加便捷。区别四：毛坯房和精装修这个区别很大，中国的绝大多数公寓买来都是毛坯房，不会带任何电器、也不会有任何装潢，完全是自己打造。
加拿大的公寓则基本都是“精装修”：可以购买家具直接入住，不仅装潢完毕，厨房卫生间的洁具、厨具都一应俱全，新公寓的内装档次已经是酒店式公寓级别，档次会比近似价位的独立屋更高。区别五：小区和非小区前文中提到过，尽管加拿大的部分公寓也有24小时安保系统、有大堂管理员，但因为地广人稀的原因，公寓很难形成小区，不存在小区大门、不存在铁栏杆，基本是敞开式的，只是进门需要钥匙。
中国的公寓则基本是小区形式：封闭式、有门卫、大型小区甚至有上百栋公寓，像是一座小城市。区别六：在城市中的位置加拿大各大城市的公寓基本都处在市中心区域、市中心周边，基本不存在在很偏远没有公交地铁到达的地方建造高层公寓。公共交通相对不好的地方，是以独立屋为主。
在中国，因为绝大部分的房子都是公寓，所以不可能全让公寓集中在城市中心，而是分布在各个位置。但随着城市化的进程，偏远公寓周边的设施已经逐渐完善。区别七：楼层高度
诚然，在中国很多城市也出现过超高层公寓，但一般大城市最高的摩天大楼都是写字楼，而非公寓；在加拿大则相反，温哥华十大高楼一大半都是公寓楼，多伦多亦然，摩天公寓鳞次栉比。区别八：户型大小这个区别也非常直观，国内小区会有大量的3卧室、4卧室甚至5卧室公寓户型，但在加拿大，公寓绝大部分只有1、2卧室户型，面积在100平米以内。
因为加拿大的三类房型定位明确，公寓一般是适合小家庭，如果家庭人数多，可以考虑更大的城市屋（联排别墅）或者独立屋。想找200平米的公寓？屈指可数，除非是顶层Penthouse。区别九：车位和储物间
中国公寓基本上需要额外买车位，而且公寓楼里基本上没有储物间；但加拿大的公寓绝大部分都会送车位，大户型甚至会送2个车位，还提供1个访客车位。储物间？基本也是标配。区别十：居住要求
加拿大的公寓基本上都有不同程度的限制，比如有的不让出租、有的不让养宠物、有的还需要看业主年龄。但中国的公寓普遍不存在居住要求，出租养宠这类完全可以自己决定。
