加拿大买独立屋时看房看什么 (摘自网络)
很多客人, 包括部分经纪,在加拿大买房看房的时候,对于有些问题,现象容易忽略, 或者根本不知道,这里提出一些问题, 现象, 供大家参考:

屋顶大致有4类:
(1)沥青:最便宜 ,10-20年左右的寿命
(2)木头: 15-25年寿命
(3)瓦: 寿命长
(4)金属顶:寿命长
买房时, 如果房子的屋顶是瓦顶,记着向前手卖家要瓦顶公司的电话,否则以后屋顶坏了,很难找到人修理。
2,老的砖砌烟囱要看清是内芯是否陶瓷管,陶瓷管易破烂,堵塞,要更换。
3,后院有无化粪池。正在使用的当然知道,填埋掉的如何知晓?
看后院儿有无水泥盖。
看有无特别绿的一片草地。
4,用电取暖除了贵以外,是最安静,效率最高的取暖源。可以分区控制。
5, 冷暖气寿命20年。
6, 电源容量不可以只是60安, 要求100安以上。
7, 电线不可以是铝线。
8, 高档公寓下水管道用塑料管都不可。
9,独立屋下水管道是铁管,镀锌管都不可以,因为从里往外锈,突然就会漏水。
10, 平顶的房屋维修费用反而有可能贵,比如一处漏水,要很大范围去修补, 才可能解决问题。
11, 简单的漏水,渗水并不一定是结构问题。主要的结构性问题主要指房体倾斜,屋内地板塌陷。
12,墙体上面纵向,斜向的裂纹并不可怕,最不好的是横向裂纹。
13,地下室地面的裂纹是正常现象。
14, 邻居房子倾斜也不可以,也算主结构有问题。
15, 大家都知道取暖用油灌不太好,埋藏在地下也不好,检查通风管道是判断以前有没有用过油罐的 办法之一。
16,石棉有害, 有没有石棉可以检查管道外的隔热包装,屋顶隔热层。
17,室内楼梯改造要申请许可证。
18, 室内来去水管道改造要申请许可。
19, 看地下室,要注意是不是刚刚刷了地面, 仅仅四周装了墙面而没有隔间,如果有这种现象,要问以前的用途。
20, 地下室的天花板有新补的地方,比如木板盖上的洞, 要问原因。
21, 地下室天花有半截管道, 要问原因。
22, 墙上有不明用途的铁条或其他类的装修, 要问用途。
23, 外墙的烟筒砖面上有特别的出风口,要问用途。
24, 外墙电表下面有较大范围的秃皮地面, 要问原因。
25, 配电箱背后有洞,墙体上有补上或没补上的3个洞眼, 要问原因。
凡此总总,看房的时候, 除了大的社区环境要看, 比如最好避开铁路, 高速公路, 高压线,墓地,繁忙的大街等等, 也要仔细看房子本身, 特别是对于地产经纪来讲, 比普通客人要求更高,也才能保护好客人,才能保护其最大的利益。
