这要从简单的house估价开始说起！House的价值和以下几个最重要的因素有关： lot size， living square footage， quality， condition， age， location 等。首先看周边类似住宅的成交价，银行一般接受90 天以内的sales。有些人说怎么邻居家卖那么高，我房子评那么低。对不起，半年前的sale没什么参考价值。估价时先选取几个类似房子的成交价，再根据房子的features做价值调整。

Lot size

一般更看重前宽， 在前宽类似的情况下，再看深度，深度不超过30%的情况下，视同相当。living square footage，主要看地上面积， 地下室面积是不算的。 至于房间的个数， 不太看重，因为住宅面积已经考虑进去了， 再考虑房间个数的话会重复调整。洗手间多的话，会考虑$5000-10000的调整。

Condition

主要看装修的情况， 可以加分的东西包括射灯， 大理石台面，crown moulding， 实木地板等。 根据许许多多各因素调整后的价值区间， 用来最终决定房子的价值。需要说明的几点： 建筑成本和价值是不对等的，有的人说，我一个洗手间造价几万，凭什么只给我加5000， 我地下室的成本有5-10万，为什么只给我加2万，估价的时候看重的是这个东西在市场上的价值，跟你的成本无关，你建的再豪华， 也只是个洗手间，在使用价值上并不会抬高。

Site improvement

的价值比较少考虑： 室外厨房，游泳池，亭子，石头的路面 等等这些其实造价很高，有些人花几十万，有的房子在后院室外fireplace，就装2-3个。。但最终价值定位时只是作为锦上添花的东西，最多给你加3-5万(豪华级别的)。一般级别的，基本就可以忽略了。(在估价理论里，买家不会因为仅仅site improvement 就买这个房子)

Location： 这个和房屋中介认识中的概念稍有不同。估价时不仅仅看房子所在的town， 还看在哪条街，这个街是不是比较繁忙。高架线，地铁，铁路有多远， 学校近不近，周边有没有stop sign等。一条很长的路，不同路段都会有不同的对待。这就又要说明另一点： 买房子是一个很个人的考虑，存在人的喜好问题，但估价是以普遍价值观对待的，比如中国人不喜欢游泳池，但游泳池在估值是加分项。 在比如，有些家长喜欢离学校近，但学校会有噪音，背对学校或隔壁的房子会被减分。

一定查清楚临近的lot 的具体用途

遇到过很多情况， listing里说背对ravine， 评估的时候我们一查是工业空地!还有很多说是绿地，其实是农地， 住宅空地等。

估价不是数学，不同的估价师评出来也是会有差距的。手松手紧看个人。估值是一个其实很复杂的过程，如果要具体说，几万字都说不完， rural Property，waterfront property，还有acreage farm就更要复杂了，涉及更多的考虑因素。

最后提醒大家在买卖房屋时容易进的陷阱： 房子listing 上有时候乱写，要谨慎查清楚，价值差好远的。 住宅面积也不要轻信中介的，最好付点钱查清楚，尤其是condo。单车库和双车库的房子比仅仅只是一个车库的距离， 而是房子等级级别的差距。 楼花的估价一般是在建筑快完工时去估价，以建筑完工的类似住宅的listing sales为准，需要类似的lot和房型，builder的成交价不予考虑。很多人购买几十万builder的upgrade， 评估时可能不值一钱。
