前面讲到,一个好的房地产经纪在房地产买卖中起了很大的作用,能为自己的顾客争取到最大的权益。随着新移民的不断增加,投身房地产行业的新人也不断增加,有些业外人士认为房地产经纪很好做,不就是在电脑上查查房子,然后带客人去看,做成一笔就能收入几千元,但事实上好的经纪在带顾客去看每一个房子之前,都是在电脑上仔细研究过的,综合顾客的需要及各方面的专业知识和经验,确定房屋的准确的市场价值,提供给顾客最专业的服务,在买卖合约的签署过程中给自己的顾客争取到最大的权益,并且保护顾客及自己免遭不必要的法律纠纷缠绕。
由于对房地产行业特点不了解,顾客常误以为不同经纪出售的房屋是不一样的而同时寻找不同的经纪看房,实际上除了独家销售(Exclusive Sale)的房屋外(只占非常小的比例),各个经纪掌握的房地产资料是一样的,只是不同的房地产经纪工作方法不一样,细致智慧勤恳的房地产经纪会努力发掘顾客的真正需求,找到合适的房屋,并通过周详耐心的工作最终帮助顾客选到满意的房屋,并顺利完成后继的交屋工作。在与买方房地产经纪合作过程中我们都会涉及到买方经纪代理协议。很多顾客都不愿意签署这些协议,担心自己的利益受损,担心承担法律责任。实际上当你找到认真负责的房地产经纪后,签署此项协议不但是对经纪工作的肯定,也是对自己的一种保护。由于签署协议,双方建立一段时间内的稳固合作关系,你可以让你的经纪知道你的诚意,不再担心他的努力成空,从而可以尽心为你选房,提供尽量细致的服务。另一方面也可以很好地约束房地产经纪遵守职业操守。
