58岁的Elizabeth很担心她的姨妈是否能承受的起如此高昂的租金。
她说,她这一代的婴儿潮还算幸运,他们中有一些有养老金。但她担心自己的孩子就没这个福利了,而且孩子也无力负担她养老院的花费。“他们没有工作,我自己也付不起,每月5000块,太贵了。”
这就是为什么她决定和她一位年长一些的亲戚合租。
随着大多伦多地区房价上涨和供应下降,退休住宅也面临相同窘境,老年人不得不耗尽积蓄,与亲戚合住或搬到经济承受能力内的地区。
根据加拿大贷款和房屋机构(CMHC)最新的老年人住房报告,今年安省老人家庭的空置率达到自2001年以来的最低点,为10.4%,而2017年老年人住房总供应量增长了2.4%,达57,000多个。
CMHC首席市场分析师Jean-Sebastien Michel表示:“需求比供应增长的更快,所以我们会看到2017年的空置率下降。”
报告中说,在多伦多很多老年人甚至找不到新的养老住所,而且现在很少有低价。 2014年,GTA地区所有住所中有9.3%租价低于2,500加元。今天,只有5.7%。
Michel表示,新的退休住宅中正在建造更多两居室单位,以便收取更高租金,这样就更难找到小一点的单位了。“提供足够的供应对发展商也将是个挑战。在接下来的五年里,需要退休住所的75岁以上人群将大幅增加。”
在GTA中,大多数老年出租单位租金超过4000加币(54.1%),均价已经从2014年的3,825加币涨到今年的4259加币。
在Toronto,Etobicoke和Scarborough,老年一卧单位平均租金为4,746加币。
居住在Oshawa的Deb Hallet说,她91岁的得老年痴呆的父亲Syd在摔坏尾骨后多次被医院送回家里,当时他拿着两份养老金却在Hallet姐姐居住的Scarborough区负担不起养老院的花费。“费用简直高的离谱,即使选择家庭护工,也没有便宜多少。”
据Michel表示,Niagara, Windsor和Kingston等地区已成为多伦多老年人的退休目的地。
他说,实际上多伦多老年住所和75岁以上老年人数的比例较低,因为老年人不是到城市外的退休住所,就是继续和家人一起住来节省经费。当老年人不能再独立居住或者身体不能自由行动,这些决定通常是最后的退路。
老年人的选择变得越来越有限。
Pat Irwin因为她父亲被迫住进不喜欢的养老院,所以成立了ElderCareCanada,帮助老年人的孩子在长辈居住安排上做出合适选择。
养老院的长期护理是由省补贴的,但是Irwin说,护理水平越来越差,等待名单越来越长,而且只接受严重病患。许多老年人不得不从家里搬到更小的公寓里以支付每天可高达600加币的定时护理。
Chartwell房地产副总裁Maxime Camerlain表示,退休住宅要做的不仅仅是建造更多的单位。
他说,Quebec的养老住宅已经开始提供更多的选择和更低的基准价格,另外可以随个人意愿加入其它附加选项,而不是像在安省这样绝大部分是全包式养老院。
虽然良好的食物和便利交通仍然是主要因素,但Camerlain说负担能力和多选择性对老年人变得越来越重要。
他承诺Chartwell2018年将在Regent Park地区完成的“Sumach”退休住宅将提供一些租金2000加币出头的单位。
随着预期寿命的增加,婴儿潮一代现在必须准备活到100岁而不是85岁。
Irwin说,“人们总说要未雨绸缪,那现在已经开始下雨了,你准备好了吗?““两极化比较严重。有钱人选择很多,同时另一些人只有养老金可以依靠。“
